FOR SALE BY OWNER
Unit B-104, Pelican Landing
$700k fully furnished
After 5 wonderful years at Pelican Landing, we have decided to sell our beachfront condo.  B-104 is a direct Gulf front unit with nice upgrades including new hurricane rated sliding doors and floor to ceiling glass sliders on the outside of the lanai.  We updated both bathrooms last year and also put new appliances in the kitchen.  All of the furnishings are included and are new within the last 5 years.

We have used the condo ourselves and also built a strong book of guest rentals.  Our 2008 projected rent income is $30,000.  This is a great investment opportunity or for someone who just wants to enjoy it themselves.

To Our Friends and Neighbors at Pelican Landing:
We are considering selling our Unit #C-101, although we have thoroughly enjoyed the time we have been able to spend there.

We would sell it "as is" - fully furnished and equipped - so it would be ready to enjoy right away.  Upgrades include decorative paint colors and wallpaper, custom chandelier, some new appliances, and a well-maintained interior.  Being an end unit, we have especially enjoyed the extra light and fresh air.

As you would know, it has two bedrooms and two full baths - the entry, kitchen and baths are of tile, with sand colored carpet in all other areas.

Before listing it with a local realtor, we are hoping that by locating and working with a potential buyer, much of the real estate commission costs would be saved - and reflected in the selling price - with any offers, contracts, or closing matters handled professionally by a realtor.

If you - or someone you know - might be interested, please call us with any questions at (813) 837-2123.

Thank you, and warmest regards,
